Turn “where do I start?”
into a next step.

Start with your goals and timing. A pre-approval conversation may help you understand borrowing possibilities, but it does not guarantee final mortgage approval.

What could your
first home cost monthly?

Includes the minimum down payment rules and mortgage default insurance for purchases with less than 20% down.

First-home questions

Less guesswork. More clarity.

What does a broker help me understand?

The mortgage options available through their brokerage and how the terms, costs and conditions relate to your plans. Ask which lenders they work with and how they are compensated.

Does pre-approval guarantee final approval?

No. A pre-approval is preliminary. The lender still needs to review the application, documents, property and any conditions.

Is the lowest rate the whole story?

Compare the term, payment structure, flexibility, fees and possible prepayment charges alongside the interest rate.

What should I bring to the first conversation?

Your goals, approximate timing and questions. Ask how any later financial documents should be sent securely.
